Georgia uses its own state-mandated document for real estate WDI reporting. The nationally circulated NPMA-33 form isn’t accepted by Georgia lenders or closing attorneys. The only document Georgia recognizes is the Official Wood Infestation Report on state Form 100, issued by a company licensed through the Georgia Department of Agriculture in the category of wood-destroying organisms.
Form 100 covers five categories of wood-destroying organisms: subterranean termites, drywood termites, wood-boring beetles, powder post beetles, and wood-decaying fungi. The report distinguishes between active infestation and prior damage, identifies areas that were inaccessible at the time of inspection, and must be signed by a licensed Wood Destroying Organism company. It doesn’t cover general household pests such as cockroaches, rodents, or ants.
One detail that catches buyers and sellers off guard: a Georgia WDIR is valid for 30 days from the date it’s signed. Order it too early and it can expire before closing. Plan accordingly when you schedule.
When a WDI Report Is Required in Georgia
VA and FHA loans typically require a WDIR as a condition of loan approval. That requirement comes from the lender, not Georgia state law. As of June 2022, VA guidelines allow either party to pay for the inspection. Conventional mortgages usually require a report as well, though requirements vary by lender and loan program.
Cash buyers face no legal mandate to obtain a WDIR, but skipping it in Georgia carries real risk. Homeowners insurance doesn’t typically cover termite damage, and Georgia ranks among the highest-pressure states in the country for subterranean termite activity. A few hundred dollars at closing is modest compared to the cost of undisclosed structural damage discovered after the deed transfers.
